AT Services 24 acts as the organising interface on the owner’s side. We consolidate information, coordinate service providers, follow up on open points and make sure issues do not get stuck. What do you explicitly not do?+
We are not a property management company, not an estate agent, not a legal adviser and not a tax adviser. We also do not carry out tradesman work ourselves. Our role is structure, coordination, follow-up and transparent communication.
Who is this service suitable for?+
For owners of houses, apartments, holiday properties and second homes who cannot or do not want to manage everything themselves. Typical cases include renovation, remodelling, ongoing property care, key handling, service provider coordination, preparation before arrival or organisation from a distance.
Why should I hire someone for this?+
Because appointments, service providers and open points quickly become hard to track. Many owners simply do not want to manage this permanently themselves. AT Services 24 brings calm, clarity and clear next steps.
Is this a luxury service or practical support?+
It is practical support. The decisive factor is not the value of the property, but the organisational effort. If several people, appointments and open points come together, a clear structure is needed.

Yes. We support renovations organisationally: coordinating appointments, following up on open items, gathering feedback, consolidating information and keeping the owner informed. Execution is carried out by external specialist companies. See

Are you regularly on site at the property?+
If agreed, yes. Some matters require on-site appointments, others can be handled by phone, digitally or through service providers. The scope is defined in advance so expectations remain clear.
What happens if a problem occurs and I am not on site?+
We clarify the situation, involve the right contacts and keep you informed. The goal: the issue does not remain unresolved and you do not have to manage everything remotely yourself.
Do you work with fixed contractors or with my service providers?+
Both are possible. We can coordinate the owner’s existing service providers or, if needed, help coordinate suitable contacts. The owner always decides who is engaged.
How is AT Services 24 different from a caretaker service?+
A caretaker service works operationally. AT Services 24 works organisationally. We do not carry out repairs, gardening or cleaning ourselves. We make sure tasks are identified, coordinated and followed up properly.
Can I engage you only for a short-term project?+
Yes. The cooperation can start on a project basis or for a limited period. If ongoing support makes sense afterwards, a defined framework can be agreed. There is no automatic long-term commitment.

Do you handle authorities, tax or legal matters in Italy?+
No. Legal and tax matters belong with lawyers, notaries or commercialisti. We can support organisationally and coordinate involved parties, but we do not provide legal or tax advice.
Can you have the property prepared before my arrival?+
Yes, if agreed. This may include coordination with cleaning, checking open points, key organisation, status feedback and preparation of necessary appointments. The goal: you arrive and do not have to start by sorting out problems.
Do you support seasonal rentals?+
We are not a rental agency. We can coordinate property-related processes: keys, service providers, preparation and follow-up, feedback and open points. We do not handle marketing or legal rental processing.
How does the cooperation start?+
You send an enquiry via
Contact. We then clarify in a short conversation: location, situation, objective, urgency and scope. If there is a fit, you receive a clear proposal for the next steps.
Will I receive regular updates?+
Yes. Communication is a core part of the service. Depending on the agreement, updates are provided by email, phone or message. You should know what is open, what has been completed and where decisions are needed.
Do you document appointments and progress with photos?+
If useful and agreed, yes. Photos, short status updates and clear open points help maintain transparency. Documentation is especially valuable for renovations, holiday properties and second homes.
Who decides on orders and costs?+
The owner. AT Services 24 coordinates and prepares decisions. Engagements, budgets and approvals remain with the owner unless expressly agreed otherwise.
What happens if something goes wrong?+
Then nothing is glossed over. We clarify what happened, who is responsible, what options exist and what the next step is. This is exactly where a clear interface is valuable.
Who has access to my property?+
Only those who are explicitly intended to have access. Keys, entry and appointments are clearly agreed in advance. No uncontrolled handover takes place without the owner’s approval.
Can you organise key handovers?+
Yes, if this is part of the agreed scope. Key handovers to service providers, guests or involved parties can be coordinated. A clean process and clear documentation are important.
How discreet is the cooperation?+
Discretion is a given. We work in the background, not on a stage. For high-value properties, entrepreneurs and second homes, restraint is an important part of the service.
What does the support cost?+
That depends on the property, region, accessibility and workload. Therefore, there is no flat online price. After the initial consultation, you receive a concrete proposal.
Are there minimum contract periods?+
Not automatically. A project can start for a limited period. For ongoing property care, a clear framework is agreed. The key point is that effort, expectations and price fit together.
Is it worth it for smaller properties as well?+
Yes, if the organisational effort is high. A smaller property with many open points can require more time than a large property with a clear structure. Complexity matters more than square metres.
Can I end the cooperation again?+
Yes. The cooperation is clearly agreed and can be ended accordingly. The goal is not dependency, but relief and structure.
Is AT Services 24 a property management company?+
No. A property management company handles administrative tasks, often including legal and accounting-related matters. AT Services 24 works on the owner’s side as an organisational interface. More details are available under

Are you a construction manager?+
No. A construction manager carries technical responsibility for execution, quality and site progress. AT Services 24 does not provide technical construction management. We coordinate communication, appointments, feedback and open points from the owner’s perspective.
Are you an estate agent or do you broker properties?+
No. AT Services 24 is not an estate agency and does not broker properties. We support owners after the purchase, during a project or in the ongoing operation of the property.
Which enquiries are not a fit for AT Services 24?+
Not a fit are pure caretaker tasks, low-cost one-off jobs without structure, spontaneous contractor brokering, classic property management, estate agency work or legal and tax advisory. AT Services 24 makes sense when several topics, people or processes need to be brought together cleanly.
Why do you define this so clearly?+
Because clarity creates trust. Owners should know exactly what AT Services 24 stands for: organisation, coordination, follow-up and calm support in the background — not an everything-for-everyone agency.
