Anyone renting out an apartment to holiday guests in Italy has several obligations. Many owners do not know them, but the penalties are high.
Registering the guests
After arrival the guests are registered through the online portal of the police, usually within 24 hours (Alloggiati Web).
Tourist tax
The municipality charges a guest tax. It is collected from the guests and paid over to the municipality.
Statistical report
The occupancy is reported to the Veneto region every month.
CIN number
The identification number of your apartment. It must appear in every listing.
Are you looking for a property manager at Lake Garda?
A classic property manager settles service charges, looks after tenants and manages owners associations. I do not do that.
What German owners at Lake Garda usually really need is something else: someone on site who deals with tradespeople and service providers, checks on the apartment and gets in touch when something happens. There is no good word for it, so many people search for "property management". Usually this is exactly what I offer.
If you do need management in the legal sense, I will tell you openly in the first call. Then you have lost no time.
